Project Type: Ground Floor Rear Extension & Loft Conversion
Budget: £250K
Client Needs: The property is to be developed to cater for a growing family & the ideal time at the property is 5-8 years. Though not the forever home, finishes, space and future value all are important.
Contractor Services: Tendering to 3-4 contractors allows averages to be drawn, scopes to be analysed and savings to be made. Contractors are matched to the project type and client needs, so would need to have completed loft and extension projects, in this example, not just refurbishments.
The tender itself is compared like for like against all received so the overall price is reviewed fairly. Each contractor can offer something different based on size, experience and specialities. Also each contractor has varying levels of detail and competency when it comes to tenders, contracts, programmes and payment terms so all is assessed to ensure the terms are fair and as expected.
The contractor is only appointed once they have passed certain recommended checks (vetting and references), offered a fair price, been clear in what scope they are going to build and provided adequate contracts to sign (this includes the right payment terms).
If a project is to be value engineered we would also go into extra detail to help reduce scope, without compromising on design, where possible, and / or assisting with price negotiations.
